Not every equipment failure is an engineering project. Replacing a failed fan motor on an otherwise correct system is maintenance. Changing how a building is used, how much outdoor air it takes, or how a campus plant is configured is engineering.
Clear triggers
New construction. Change of occupancy. Adding exhaust (kitchens, shops, process). Healthcare or education environments. Central plants. Recurring humidity or IAQ complaints. Energy projects that will fail if sequences are ignored. Any project an architect is already drawing.
Space Coast specifics
If the building is in Brevard County or the Orlando market and someone wants “more fresh air” or “a bigger AC,” stop and calculate latent load. Untreated outdoor air is the most common way a well-intentioned upgrade becomes a moisture problem.
Architects, general contractors, developers, and facility managers should bring a mechanical engineer in early enough to affect shaft space, roof structure, and electrical service. After those are frozen, the system options collapse.
