Commercial HVAC engineering is the application of mechanical engineering to occupied non-residential buildings. It covers cooling, heating, ventilation, and often humidity and automation. The building types are offices, schools, hospitals, civic facilities, hospitality, and industrial support spaces.
Residential HVAC is typically a single zone, a single system, and a replacement cycle measured in equipment life. Commercial HVAC is multi-zone, code-driven, and coordinated with architecture, structure, electrical, and fire protection.
What “engineering” adds
Load calculations that separate sensible and latent heat. Outdoor-air rates. Equipment selection at part load, not only at peak. Duct and pipe design. Control sequences. Commissioning requirements. In Brevard County, skipping the latent part of that list is how buildings end up cold and wet.
When a project needs it
New commercial construction, change of occupancy, central plants, healthcare and education, and any renovation that changes ventilation. If the decision affects more than swapping a like-for-like rooftop unit on an unchanged building, it is an engineering problem.
